If you do not give written notice 30 days before the term ends, the contract extends itself for the same term. If you leave after that, you pay three months' rent.
The trap
Two separate traps welded into one sentence. First, the clock runs against you: doing nothing counts as agreeing. One missed date and you owe another full term. Second, the exit price is yours alone — the landlord owes nothing under the same circumstances. Three months' rent is usually more than the deposit, which means the money you have already paid burns in full.
The fix
Make renewal a choice rather than a silence, and make the penalty run both ways.

This clause is invented and generic — it belongs to no real contract. It reproduces a shape that turns up constantly in lease agreements.
Both problems are built the same way: silence counts as consent, and the consequence lands on one side only. When you read a clause, the question is not “do I understand the words” — it is “what happens if I do nothing”.
